Adjustable Rate Mortgages (ARMs)
3/1, 5/1, 7/1 and 10/1 adjustable rate mortgages available.
Adjustable Rate mortgages are best for people who can use extra borrowing power and want to save money in the first few years of their new home, or are purchasing or refinancing at a time that they believe rates will be lower in the future. Adjustable rate mortgages (ARM) feature interest rates and payments that can adjust periodically throughout the life of the loan. Since the borrower and the lender are essentially sharing the risk of changing interest rates, the borrower is compensated with an initial rate that is generally lower than the prevailing 30 year fixed rate. Generally , your rate will be fixed for predetermined periods of 1-10 years during the initial term of the loan. Changes to the rate, up or down, can typically occur annually after this designated period or sooner should your specific loan terms dictate.
Jumbo Mortgage Loans (Currently loan amounts greater than $417,000)
For loan amounts above $417,000 Emerald bank offers the same array of mortgage loan products that are offered for conforming loan amounts but rates for Jumbo loans are generally slightly higher.

When applying for a construction loan, in addition to personal financial information, you will need to provide the following items for your loan application:
- Building plans for the structure - floor plans, elevations, any other special features.
- Specifications - construction detail related to quality of materials being installed.
- Cost estimates - material, labor, (include an extra 5-10% for unexpected cost overruns or upgrades).
- Signed Contract - general contractor required. Emerald Bank welcomes your contractor choice!
- Lot Number - Legal description including any boundary survey (Title insurance is required).

Designed to assist a client in buying and/or building a new home without having their existing home sold first. Safety net program allows no principal repayment interest payments only. Low fixed rates interest only payments for up to 18 months on renewable 6 month intervals (1st 6 months must be deposited up front). The program pre-approves a borrower for an investment loan if the property does not sell in an eighteen month period.
